Tenancy Break Clause

The Landlord upon receipt of a request from the Tenant conveyed through the Landlords Agent to terminate agreement prior to the term expiring may consider doing so provided

Solihull Residential Lettings is successful in finding a suitable substitute tenant

The Agent is reimbursed by the tenant the letting and administrative fees calculated as

120% including VAT of one month’s rent where the Landlord has subscribed to our Management or Supported Services


156% including VAT of one month’s rent where the Landlord has subscribed to our Self Management Service


£295 including VAT to purchase a new subscription to our Rent Indemnity and Legal Protection Service.

Other fees may be applicable.

Fees payable must be received in advance and are not refundable.

The Agent agrees act diligently in endeavouring but cannot guarantee success

Rent must be paid up to the date the succeeding Tenancy Agreement commences and is subject to the substitute Tenant signing all contracts and paying all sums due to the Agent prior to moving in as per our normal terms and conditions
